What Home Inspection Entails
A thorough home inspection includes examining all the systems of the home. This includes the exterior systems such as roofing, gutters and downspouts, siding, lot slope, fences, storage units, windows, and doors. The structure and foundation of the home will be evaluated, as will the electrical system and the heating and cooling. Insulation and ventilation will be addressed, and plumbing systems will be examined. The interior of the home will be scrutinized as well, which includes cabinetry and counters, walls, windows, doors, stairs, and flooring. I leave no stone unturned. PRE-PURCHASE HOME INSPECTION
CALGARY HOME INSPECTION: The most popular and important home inspection I perform. Once you have firmly decided on the home you would like to purchase and after all negotiations are complete, the home is officially conditionally sold to you pending a home inspection. This is where the rubber hits the road, and my services offer the greatest value. The detailed report I provide will clearly pinpoint deficiencies and give you the critical information you need to make the decision to accept, re-negotiate or walk away from the home. Often the cost of the home inspection is absorbed many times over in negotiations, making it a very wise choice for any potential buyer.
NEW HOME CONSTRUCTION HOME INSPECTION
CALGARY HOME INSPECTION: When a new home is built the buyer has the protection of the warranty that builders are required to provide, however, the onus is on you the buyer to bring any deficiencies to the builders attention so that they can be addressed. If you don’t find it, they will not fix it, and once the warranty expires you are left fixing and or replacing at your expense. Again, this is where a professional qualified home inspection can offer excellent value and give you the peace of mind that nothing was missed once the warranty expires. The advice I give to new home buyers is to perform the inspection about 6-8 weeks before the warranty expires. This is beneficial because it allows the new home to experience conditions over time which may reveal defects that weren’t evident at new construction. It doesn’t take very many defects to absorb the relatively low cost of the home inspection, and for this reason a new home construction inspection is highly recommended for all new home buyers.
CONDOMINIUM HOME INSPECTIONS
Calgary Condominium home inspections: Condominium inspections are just as important as a house inspection. You still own and are responsible for everything on the inside of the condo unit. So if there are any issues it’s completely up to you to maintain and fix. Another absolutely crucial part about purchasing a condo is the condominium document review. This step should never be overlooked. The condominium document review will show any issues that have happened or occurred to the building, as well as any amount of funds that are in the reserve fund and what repairs/replacements are anticipated. If there are insufficient reserve funds or items requiring attention that have been missed, this could come back to you as the condo owner to pay extra money for items the reserve fund cannot handle. This is where my background in commercial properties can offer an extra value that many other inspectors cannot. I will briefly review any common areas we can access and offer an opinion on what we see. As long as what we see on site conforms to what is identified in the documents, all is well. However, if we see something that the documents fail to recognize, this is where cash calls can occur. The majority of my clients who have backed out of a condo purchase have done so because of something we found in the common areas – not in the unit itself. A typical home inspector who completes your condo inspection would not have identified these items as they are outside of their qualifications, and home inspectors are not expected to have this level of knowledge to provide an opinion. My extensive background allows me to give meaningful advice that can prove to be invaluable in your document review.
CALGARY HOME INSPECTION: This is another inspection I offer although rarely have I completed, fully due to my selling client’s concern. Typically my inspection will reveal more than is in the property owner’s interest to know when going into a sale. I will perform this service but be prepared for a full investigation and disclosure. I would not recommend this service for pre-sale inspection as I always put my client’s interest first, and you would be better served taking the chance that your buyer hires a lesser home inspector and closes your deal. I refuse to compromise my ethics for any reason – this doesn’t make me any more money but I pride myself on honesty and service. My reports will reveal the property in full. If you have confidence, I will gladly prepare a report that will stand up to severe scrutiny.
